Performs building and maintenance work.
Essential Functions and Responsibilities
Monitor computerized control system to operate and maintain building heating and cooling equipment to identify and resolve problems or emergency situations.
Perform building operation/maintenance work including, but not limited to:
Inspecting equipment fluid levels
Replacing building machinery and/or equipment
Blow down water lines and exchangers
Switching operating modes and pumps
Cleaning equipment rooms and outside areas
Maintain and/or prepare reports and logs including, but not limited to:
Project status reports
Equipment repairs and maintenance
Regular and reliable attendance is required in performance of job.
Employee may be required to perform additional duties as assigned.
Education and Experience
Experience operating and maintaining building heating and cooling systems.
Experience in use and function of hand and power tools. Mechanical knowledge relative to repair and maintenance of heating and cooling equipment.
Application of basic arithmetic: addition, subtraction, multiplication, and division. Application of decimals and fractions.
Experience reading and interpreting work orders, maintenance logs, blueprints, diagrams, memorandums, equipment pressure and temperature readings, water and chemical levels, tenant correspondence, and equipment manuals.
Demonstrated ability to read and write fluently in English.
Communicate and/or exchange written and verbal information.
Certification and Licensing
Applicable driver's license for travel to other locations.
First Class Engineers License.
Building Operators “A” License.
Mobility to travel in and around office surroundings and to other business locations.
Lift, push, pull, or move objects weighing up to 10 pounds 5 times a day; up to 20 pounds 5‑10 times a day; dolly or cart utilized for objects over 20 pounds 5‑10 times a day; infrequently move objects in excess of 100 pounds.
Climb and maintain balance on ladders.
Kneel, stoop, and/or reach while performing building maintenance/repairs.
Ability to operate tools and equipment required.
